Resident Information
Community Guidelines
Short term vacation rentals will be allowed only for a minimum of 1 month at a time. No nightly or week rentals are permitted to maintain the privacy and noise and disruption of our community.
Community Drive-in, Hike Out Policy
The resident drive-in, hike-out policy prohibits driving around the resort in motorized vehicles to reduce noise and maintain the serenity of the resort. Use your vehicle only to get in and out of your property.
Electric golf carts or E-bikes are recommended for travel around the resort.
Home Financing
All homes and lots eligible for standard 30-year home loans.
HOA
The homeowners association fees will be just $150 a month to cover trash service, security, road and gate maintenance, stocking beer and drinks in the clubhouse, as well as trail maintenance & development.
Trash & Recycling
There will be locations near each of the gates for all trash & recycling and designated mailboxes.
Utilities
An underground 200amp electrical service is available to each property. Owners can install individual 3500-gallon water cistern storage tanks or drill a deep, efficient, low flow well on each property. (State of Colorado well permit for all properties.) Sites include state-of-the-art infiltration septic system with tank and leach field.
Rental Policy

Meetings & Events
The Community will include several locations for all sizes of events.

Emergency Services
Emergency Services will have access through all gates. Services include Tallahassee fire district, AMR, and FSCO.
Gates
Four main gates surround the property with keypad access. Each home will include two remote openers. (Additional remotes can be purchased). See map for gate locations.
