Any individual accessing the Royal Gorge Ranch & Resort property for recreational use, including minors, must simply execute a waiver or have a waiver executed on their behalf. The Waiver Form for Minors must be completed and signed by a parent or legal guardian on behalf of each minor. Access without a waiver constitutes trespassing.
RELEASE OF LIABILITY WAIVER REQUIRED FOR ENTRY
Access to Royal Gorge Ranch & Resort is strictly limited to individuals who have executed and submitted the required waiver and received confirmation of acceptance. Anyone entering or using the property without a properly executed and confirmed waiver is trespassing and may be subject to prosecution under Colorado law.
PERMITTED ACTIVITIES
Access is allowed only for the following non-motorized recreational activities expressly authorized by the Owner:
•Hiking (on designated hiking trails and the incline)
•Bicycling and mountain biking (including Class 1 electric bicycles) on designated trails and in the Bike Park
•Disc (Frisbee) golf on the designated course
•Pickleball, basketball, and volleyball on designated courts
•Sightseeing and use of scenic overlooks
•Use of the clubhouse and its amenities
•Participation in events authorized by the Owner
•Exploring with the intent to invest in property
•Accessing Cañon City trails and property via Royal Gorge Ranch & Resort
These activities are permitted only on pre-existing trails, the Bike Park, disc golf course, sports courts, the incline, and the clubhouse as designated by the Owner. Entry into other areas or for any purpose not expressly stated above is strictly prohibited.
PROHIBITED ACTIVITIES
Any entry or use of the property outside the designated areas or for purposes not listed above is strictly prohibited. This includes, but is not limited to: hunting, camping, overnight stays, removal of any items, or operation of drones or motorized vehicles (except Class 1 e-bikes on designated trails), unless you have received prior written permission from the property owners for a specific special event.
TRESPASS NOTICE
Anyone who enters or uses the property without a fully executed and confirmed waiver, or who enters areas not expressly permitted, is trespassing and may be subject to prosecution under Colorado Revised Statutes § 18-4-504 and other applicable laws.
ACKNOWLEDGMENT OF RISK
By entering this property, you acknowledge and agree to do so at your own risk. The property owners make no representations or warranties as to the safety or condition of the property, facilities, trails, or equipment. The property owners expressly disclaim any responsibility or liability for any injury, death, or damage that may occur due to your entry or activities on the property, except as required by law.
NO FEE FOR RECREATIONAL ACCESS
The property owners do not charge a fee for recreational access, which is provided solely for the purposes described above.
WARNING: INHERENT RISKS PRESENT
There are inherent dangers and risks associated with the use of this land that may cause serious injury or death, including but not limited to: changing weather conditions; variations in steepness, surface conditions, and terrain (such as forest growth, rocks, stumps, waterways, streambeds, cliffs, extreme terrain, and trees); wildlife; and mining or agricultural activities, structures, remnants, equipment, or operations. Additional specific known dangers may be posted at primary access points.
